These forms are required for us to legally manage your home or property.
All have been reviewed by Attorneys.
Please sign/date forms 1, 2 and 3 ...and please send these back to us in either a scanned/PDF
file format or send in the regular mail. We will refund your postage if sent by regular mail.
Some of these forms are large files, please be patient during download process. Each form has been
tested for download speed and reliability on various computers and are deemed good.
If you cannot download for any reason, please be assured that we want to get these to you ASAP and
if you call or email us we will overnight the forms to you or email them individually if needed.

Please do not forget that we need your account fully funded before we can move forward. To setup an account is $75,
plus $200 for maintenance emergency needs which is put in a trust fund in your behalf. Plus basic advertising is free,
but if you want more aggressive advertising it can start at $89 for a 10 day run in the TNT.

Initial Basic Set up fee Chart

1. Account set up =	$75	per single family home	*Call for discount on Multi-plex.
2. Maintenance fund =	$200	per single family home	*discounted for Multi-plex units.
3. Advertising budget =	$89	per home/unit 10 days in TNT	*more advertising is available if desired.
4. Extra keys =	$6	per key if needed	*we need 3 keys per dwelling.
5. Any up front cleaning or repairs =	$_____	add only if needed	*a rental needs to be in good repair and clean.

2. IRS W-9 form - required by Federal Law -
Note: ... if your .pdf documents do not open, this free software is required to read .pdf docs.

3 Form 22J Lead Based Paint - Required by Federal Law for both buyers & rentals.
Please also download this form if your home was built prior to 1978, sign/date and return.
See paragraph two; "Lease Agreement Lead Warning Statement" ....for rental homes.

4. What we offer - Guide sheet about our program. Fees/cost Schedule etc. Requirements regarding Lease terms,
Inspections, Collections and Delinquencies, Accounting, keys, Maintenance & repair planning etc... a must read.

Notices & Info Brochures: We are required by Law to give certain notices to buyers or tenants.

5. Mold Issues - Brochure required by WA Law, to hand out to all buyers and renters of residential properties.

6. Legal Notice: The Law of Real Estate Agency Brochure - is Required by Washington State Law to be given
to each person who is buying or renting a property in our state. If you wish you may also have a copy for your review.
