Cleaning Check List
for Tenant Move-out & Pre-sale preperation Here is a list of what we expect to be cleaned when a tenant moves out or when a residential property needs cleaning prior to selling it. Both Rental and For Sale properties must be fully cleaned or they will hard to rent/let or sell. More often than not, tenants do not clean their rental properly if at all. When that is the case we deduct the cleaning and any repair costs from the tenants deposit when possible, beyond that the owner must pay for such cleanup if the deposits do not cover the needs. We always give tenants and owners a balance sheet within 14 days as mandated by law.
Meanwhile we must move fast to get the cleaning done along with any repairs needed so we can re-rent our client's property to avoid any loss of income for them. When a tenant does not pay and if the deposit will not be enough to pay either the cleaning or repair needs we will send the tenant a Balance Due Invoice..., if they fail to pay the additional clean up costs, then we turn the Invoice over to a Collection Agency. Meanwhile the owner is liable and responsible to pay for any additional cleaning etc. that is not covered by the adjusted* deposit.
Homes that are For Sale require the same cleaning to be sellable.
Here is a list of expectations by who ever does the cleaning:
General:
1. Wash all windows inside in all rooms.
2. Wash window sills & clean out window tracks.
3. Wash inside and outside of front and back doors.
4. Clean out fireplace mantle and surroundings, not inside.
5. Clean all corners for dust and cobwebs;
6. Dust/wash all baseboards;
7. All marks washed off the walls.
8. Wash all vinyl and tile floors.
9. All carpeting vacuumed.
10. Clean all light fixtures.
11. Clean ceiling fans blades and lights;
12. Dust/Clean as needed all blinds and/or window coverings.
13. Clean all casings around doors and windows;
14. All trash removed.
Kitchen: 1. Scrub kitchen floor, including under the movable appliances.
*Note; stoves, refrigerators, washers, dryers and other applicances must be moved away from the walls to properly clean behind them. Refrigerators also need to be vaccumed behind where the coils are when reachable. 2. Clean and shine all faucets and basin;
3. Clean the dishwasher, not just run a cycle but wipe it out;
4. Totally clean the microwave inside and out, move it out if possible.
Refrigerator: 1. Wash inside of refrigerator with warm water, including door and shelves;
2. Take out vegetable drawers and wash in warm water, dry and replace;
3. Wash and dry outside of refrigerator;
4. Remove and wash front grill;
5. Move refrigerator out from wall and clean underneath;
6. Freezer cleaned. (don't forget the top of the Frige)
Stove: 1. Remove and wash racks and broiler drip pans;
2. Clean inside of oven, top of stove, under elements;
3. Remove all knobs and clean;
4. Remove lower drawer and clean under stove;
5. Wash and dry outside of stove.
Cabinets and Drawers: 1. Wash cupboards inside and out. Remove any shelf paper;
2. Wipe out drawers with damp rag;
3. Clean sink and counter tops;
4. Get a ladder and clean on top if they do not touch the ceiling.
Bathrooms: 1. Wash down tiles;
2. Clean bathtub, sink, door and fixtures;
3. Clean inside and outside of toilet and its base;
4. Clean the inside of medicine cabinet.
5. Polish towel racks, soap dish, and toilet paper holder;
6. Wash mirrors, no streaks.
7. Scrub floor & polish.
Sliding glass doors: 1. Clean/vacuum dirt from tracks;
2. Vacuum screen;
3. Clean window inside and outside;
